How TAS stamp duty works

    Property transfer duty

    In Tasmania, the duty on a property purchase is called property transfer duty, administered by the State Revenue Office of Tasmania. Most people still search for it as stamp duty — they are the same thing.

    Based on dutiable value

    Duty is worked out on the dutiable value, usually the higher of the purchase price or the market value.

    Rates in steps

    The property transfer duty rates are set in brackets. As the value rises, it moves through higher brackets.

    Charged per $100

    Within each bracket, duty is charged per $100, or part of $100. The lowest band is charged on the whole value and carries a $20 minimum; higher bands charge on the amount above the bracket threshold.

    Foreign Investor Duty Surcharge

    Foreign purchasers of residential property pay an extra 8% Foreign Investor Duty Surcharge on top of the property transfer duty. A separate 1.5% rate applies to primary production property and is not included here.

What is the Foreign Investor Duty Surcharge?

The Foreign Investor Duty Surcharge is an extra 8% of the dutiable value, charged on residential property bought by a foreign person. It is on top of the property transfer duty.

Whether the surcharge applies depends on the property type and the purchaser's circumstances, so confirm your position with the State Revenue Office of Tasmania or a qualified professional.
