What is the Foreign Investor Duty Surcharge?
The Foreign Investor Duty Surcharge is an extra 8% of the dutiable value, charged on residential property bought by a foreign person. It is on top of the property transfer duty.
Turn the toggle on in the calculator to add it. A separate 1.5% surcharge applies to primary production property and is not modelled here. Whether the surcharge applies depends on the property type and the purchaser's circumstances, so confirm your position with the State Revenue Office of Tasmania or a qualified professional.

Is property transfer duty the same as stamp duty in Tasmania?
Yes. Tasmania officially calls it property transfer duty, administered by the State Revenue Office of Tasmania, but most people search for it as stamp duty. They are the same thing.
Does this calculator work for land purchases?
Yes. It covers land, development sites, and property purchases where duty applies. Enter the purchase price or dutiable value to get an estimate.
Which rates does it use?
It uses the Tasmanian general property transfer duty rates. It does not apply first home buyer relief, principal residence rules, pensioner concessions, or any other concession or exemption.
Does it include the Foreign Investor Duty Surcharge?
Yes, when you turn the toggle on. It adds Tasmania's 8% Foreign Investor Duty Surcharge for foreign purchasers of residential property. The separate 1.5% primary production rate is not included.
How is duty charged within a bracket?
Tasmania charges duty per $100, or part of $100. The lowest band is charged on the whole dutiable value with a $20 minimum; higher bands charge on the amount above the bracket threshold. The calculator rounds each part of $100 up to a full $100, following the published method.
