The basics
How SA stamp duty works
Surcharge
What is the foreign ownership surcharge?
The foreign ownership surcharge is an extra 7% of the value of the interest acquired in residential land, charged on residential land bought by a foreign person. It is on top of the stamp duty.
Turn the toggle on in the calculator to add it. Whether it applies depends on the land type and the purchaser's circumstances, so confirm your position with RevenueSA or a qualified professional.

SA stamp duty FAQs
Does stamp duty apply to all land in South Australia?
No. This is the key South Australian difference. Stamp duty applies to residential land and primary production land. Qualifying non-residential and non-primary production land is generally not subject to stamp duty. This calculator assumes residential or primary production land and does not apply the non-residential exemption — confirm the land's classification with RevenueSA.
Does this calculator work for land purchases?
Yes. It covers residential land, primary production land, development sites, and property purchases where stamp duty applies. Enter the purchase price or dutiable value to get an estimate.
Which rates does it use?
It uses the South Australian stamp duty rates for residential and primary production land conveyances. It does not apply first home buyer relief, seniors downsizing relief, or any other concession or exemption.
Does it include the foreign ownership surcharge?
Yes, when you turn the foreign ownership toggle on. It adds SA's 7% foreign ownership surcharge on residential land on top of the stamp duty.
How is duty charged within a bracket?
South Australia charges duty per $100, or part of $100, of the value above the bracket threshold. The calculator rounds each part of $100 up to a full $100, following the published method.
Is this official tax advice?
No. It is a general estimate to help you plan. For a binding figure, or for a complex, mixed-use, non-residential, or related-party deal, check with RevenueSA or a qualified professional.
