How SA stamp duty works

    In South Australia, the duty on a property purchase is called stamp duty, administered by RevenueSA. It is charged on the conveyance of land.

    Residential and primary production land

    This is the major South Australian difference. Stamp duty applies to residential land and primary production land. Qualifying non-residential and non-primary production land is generally not subject to stamp duty. This calculator assumes residential or primary production land.

    Based on dutiable value

    Duty is worked out on the dutiable value, usually the higher of the purchase price or the market value.

    Rates in steps

    The stamp duty rates are set in brackets. As the value rises, it moves through higher brackets.

    Charged per $100

    Within each bracket, duty is charged per $100, or part of $100, of the value above the bracket threshold.

    Foreign ownership surcharge

    Foreign purchasers of residential land may pay an extra 7% foreign ownership surcharge on top of the stamp duty.

What is the foreign ownership surcharge?

The foreign ownership surcharge is an extra 7% of the value of the interest acquired in residential land, charged on residential land bought by a foreign person. It is on top of the stamp duty.
