Want the full acquisition cost stack?
Stamp duty is only one acquisition cost. For development screening, you may also want to allow for legal fees, due diligence, debt costs, land tax, rates, and holding costs.

What is foreign buyers duty?
Foreign buyers duty, also called foreign transfer duty, is an extra 7% of the dutiable value, charged on residential property bought by a foreign person. It is on top of the general transfer duty.
Turn the toggle on in the calculator to add it. Whether it applies depends on the property type and the purchaser's circumstances, so confirm your position with WA Government or a qualified professional.

WA stamp duty FAQs
Is stamp duty the same as transfer duty in Western Australia?
Yes. Stamp duty is the common name. Transfer duty is the official Western Australian name. They mean the same thing.
Does this calculator work for land purchases?
Yes. It covers land, development sites, and property purchases. Enter the purchase price or dutiable value to get an estimate.
Which rates does it use?
It uses the Western Australian general transfer duty rates. It does not apply the residential concession rate, first home owner rate, or any other concession.
Does it include foreign buyers duty?
Yes, when you turn the foreign buyers toggle on. It adds WA's 7% foreign buyers duty on residential property on top of the general transfer duty.
How is duty charged within a bracket?
Western Australia charges duty per $100, or part of $100, of the value above the bracket threshold. The calculator rounds each part of $100 up to a full $100, then rounds the duty to the nearest dollar, following the published method.
Is this official tax advice?
No. It is a general estimate to help you plan. For a binding figure, or for a complex, mixed-use, or related-party deal, check with WA Government or a qualified professional.
