How VIC stamp duty works

    Land transfer duty

    In Victoria, the stamp duty on a property purchase is officially called land transfer duty. Most people still search for it as stamp duty.

    Based on dutiable value

    Duty is worked out on the dutiable value, usually the higher of the purchase price or the market value.

    General rates in steps

    The general land transfer duty rates are set in brackets. As the value rises, it moves through higher brackets.

  4. 04

    Some brackets are a flat percentage

    A few VIC brackets charge a flat percentage of the whole dutiable value, rather than a base plus a marginal rate.

  5. 05

    Foreign purchaser additional duty

    Foreign purchasers of residential property may pay an extra 8% additional duty on top of the standard land transfer duty.

What is foreign purchaser additional duty?

Foreign purchaser additional duty is an extra 8% of the dutiable value, charged on residential property bought by a foreign purchaser. It is on top of the standard land transfer duty.

VIC stamp duty FAQs

Is stamp duty the same as land transfer duty in Victoria?

Yes. Stamp duty is the common name. Land transfer duty is the official Victorian name. They mean the same thing.

Does this calculator work for land purchases?

Yes. It covers land, development sites, and property purchases. Enter the purchase price or dutiable value to get an estimate.

Which rates does it use?

It uses the Victorian general land transfer duty rates. It does not apply principal place of residence concessional rates, first home buyer concessions, or off-the-plan concessions.

Does it include the foreign purchaser additional duty?

Yes, when you turn the foreign purchaser toggle on. It adds the 8% foreign purchaser additional duty on residential property on top of the standard land transfer duty.

Why do some brackets use a flat percentage of the whole value?

That is how the Victorian general rates are set. The $960,001 to $2,000,000 band, for example, charges 5.5% of the whole dutiable value rather than a base plus a marginal rate. The calculator follows the published brackets.
