How QLD stamp duty works

    Transfer duty

    In Queensland, the stamp duty on a property purchase is officially called transfer duty. Most people still search for it as stamp duty.

    Based on dutiable value

    Duty is worked out on the dutiable value, usually the higher of the purchase price or the market value.

  3. 03

    Standard rates in steps

    The standard transfer duty rates are set in brackets. As the value rises, it moves through higher brackets.

  4. 04

    Charged per $100

    Within each bracket, duty is charged per $100, or part of $100, of the value above the bracket threshold.

  5. 05

    Additional foreign acquirer duty

    Foreign acquirers of residential land may pay an extra 8% additional foreign acquirer duty on top of the standard transfer duty.

What is additional foreign acquirer duty?

Additional foreign acquirer duty, AFAD, is an extra 8% of the dutiable value, charged on residential land bought by a foreign acquirer. It is on top of the standard transfer duty.

Is stamp duty the same as transfer duty in Queensland?

Yes. Stamp duty is the common name. Transfer duty is the official Queensland name. They mean the same thing.

Does this calculator work for land purchases?

Yes. It covers land, development sites, and property purchases. Enter the purchase price or dutiable value to get an estimate.

Which rates does it use?

It uses the Queensland standard transfer duty rates for general or investment transactions. It does not apply home, first home, or vacant land concessions.

Does it include additional foreign acquirer duty?

Yes, when you turn the foreign purchaser toggle on. It adds Queensland's 8% additional foreign acquirer duty on residential land on top of the standard transfer duty.

How is duty charged within a bracket?
