Formula

GLA per PCA Method of Measurement

WhereProperty Council of Australia methods of measurement define the rules per asset class.

Why it matters

GLA is the standard area used for warehouse, industrial, and retail tenancies in Australia. It is the denominator for rent rates, the multiplier in rent rolls, and the basis lenders use to compare like-for-like deals.

Worked example

A 12,000 m² warehouse with full clear-span floor area lets at $145/m² gross. Gross rent = 12,000 × $145 = $1,740,000.
